Introductory Tenancies
What is an Introductory Tenancy?
If this is your first tenancy with us you will probably have an introductory tenancy (unless for example, you have transferred from another local authority or Housing Association where you are already a Secure tenant). This will last for twelve months, after which you will automatically become a secure tenant unless we have started legal action to take possession of your home. If legal proceedings have started then the introductory period will continue until we decide the case.
As a new tenant, we will do all that we can to support you in your new home by offering you help and advice. If you are having problems during the first twelve month period, you must contact a Housing Officer immediately.
What's the difference between an introductory and a secure tenant?
An introductory tenant has almost all the same rights as a secure tenant. However, there are one or two exceptions:
- You do not have the right to buy your home
- You do not have the right to compensation if you improve your home. However, you are allowed to decorate your home
- You do not have the right to exchange your home with another tenant
- You cannot join the transfer list
What happens if I break my tenancy agreement?
If we think that you have broken your tenancy agreement, we will first try to solve the problem with you.
If the problem continues or is so serious that we decide to end your tenancy, we will give you written notice explaining that we will be applying to court for a Possession Order against you.
If we give you notice that we are applying for a Possession Order you can ask us to review the situation. At the review we will give you more details about why we are seeking a Possession Order against you and you will be given the opportunity to explain your situation.
If we are not satisfied with your explanation at the review, we can then ask a court for a Possession Order, which means you will be evicted.
