Conservation areas

The interest and character of townscapes, village scenes, parkland and historic gardens can be recognised and protected by the designation of Conservation Areas.

These are often centred on listed buildings, but not always. Groups of other buildings, street patterns, open spaces, trees and village greens contribute to the character of an area and may well deserve special recognition.

With potentially conflicting demands of protection/enhancement and viability and vitality, the challenge now is to provide a framework that will clearly identify a programme of action to address to problems of poor design, repair and reuse of redundant buildings, the understanding and protection of the historic environment and to identify an approach to enhancement and management.

In addition to the normal planning controls, a number of special controls apply in Conservation Areas.

Consent is needed for the demolition of most buildings, there is a small reduction in the size of extensions which can be built without planning permission and you need to give the district council six weeks notice if you want to top, lop or fell most trees above a certain size.

In some Conservation Areas, Article 4 Directions impose additional restrictions on the types of alterations that can be made to buildings without planning permission.
